Terms of Service

These Terms of Service (the “Terms”) govern your access to and use of Rentwire. Rentwire is a product developed, owned, and operated by Deucetek LLC (“Deucetek”, “we”, “us”). By creating an account or using the service, you agree to these Terms. If you are agreeing on behalf of a company, you confirm you have authority to bind that company.

1. The service

Rentwire is software that lets property management companies collect rent, manage leases and units, and receive and resolve tenant repair requests through a shared web and mobile portal. We provide the software; we do not manage property, provide legal or tax advice, or act as a real-estate broker or agent.

2. Accounts and roles

  • Customer. The management company that subscribes to Rentwire. The Customer is responsible for its account, its billing, and everything done by users it invites.
  • Authorised users. Staff, tenants, and vendors invited by a Customer. They may use Rentwire only within the access their Customer grants them.

You must provide accurate information, keep your credentials confidential, and tell us promptly at support@deucetek.com if you suspect unauthorised access. You must be at least 18 years old.

3. Rent payments and money handling

Rentwire is a software platform, not a bank, escrow agent, or money transmitter. Rent is processed by Stripe. Funds settle directly from the tenant to the management company’s own connected Stripe account — Deucetek never takes custody of rent and never holds your money.

  • To collect rent, a management company must complete Stripe onboarding and accept Stripe’s own terms. Stripe may independently verify identity and may hold, delay, or reverse payouts under its rules.
  • Stripe’s processing fees apply to transactions. On the Founding plan, Deucetek charges no additional per-transaction fee on rent.
  • Payment timing, ACH returns, chargebacks, and disputes are governed by Stripe and the applicable card or bank network rules.
  • Management companies are solely responsible for the legality of what they charge — rent amounts, late fees, deposits, and any related notices or disclosures required by their jurisdiction.

4. Subscription and billing

  • Subscription pricing, including the Founding plan, is presented at sign-up and on our pricing page. Founding pricing is a flat monthly fee with unlimited team seats and unlimited units.
  • Fees are billed in advance on a recurring basis and renew automatically until cancelled.
  • You may cancel at any time; cancellation takes effect at the end of the current billing period. Fees already paid are non-refundable except where required by law.
  • We may change pricing with at least 30 days’ notice. A price change never applies retroactively to a period you have already paid for.
  • If a payment fails, we may suspend access after reasonable notice until the balance is settled.

5. Your data

As between you and Deucetek, the Customer owns the data it and its users put into Rentwire — property records, tenant details, payment history, and repair threads. You grant us a limited licence to host, process, and transmit that data solely to operate and support the service.

We handle personal information as described in our Privacy Policy. For tenant personal data, the management company is the controller and Deucetek acts as its service provider.

You may export your data at any time while your account is active. After termination we retain data only as described in the Privacy Policy or as required by law.

6. Acceptable use

You agree not to:

  • Use Rentwire to break the law, including fair-housing, landlord-tenant, consumer-protection, or debt-collection rules.
  • Upload malware, attempt to breach or probe our security, or access data belonging to another company or tenant.
  • Reverse engineer, resell, sublicense, or white-label the service without our written permission.
  • Use the platform to harass a tenant, or to send unlawful or deceptive messages.
  • Interfere with the service’s operation, or place unreasonable load on it through automated means.

We may suspend an account that puts the platform, its users, or payment processing at risk. Where practical we will notify you first.

7. Our intellectual property

Rentwire — including the software, interface, design system, branding, and documentation — is owned by Deucetek LLC and protected by intellectual property law. These Terms grant you a limited, non-exclusive, non-transferable right to use the service during your subscription. No other rights are granted.

If you send us feedback or suggestions, we may use them to improve the product without obligation to you.

8. Third-party services

Rentwire depends on third-party providers — including Stripe for payments, Supabase for data storage, Vercel for hosting, Resend for email, and Expo for mobile notifications. Your use of the service may be subject to their terms, and an outage or change on their side may affect availability. We are not responsible for third-party services we do not control.

9. Availability and support

We work to keep Rentwire available and reliable, but we do not promise uninterrupted service. We may perform maintenance, change features, or deprecate functionality. For changes that materially reduce core functionality, we will give reasonable notice. Support is provided by email at support@deucetek.com.

10. Disclaimers

The service is provided “as is” and “as available”. To the fullest extent permitted by law, Deucetek disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be error-free, that data will always be available, or that it will meet every legal requirement that applies to your business. You are responsible for your own compliance with landlord-tenant and housing law.

11. Limitation of liability

To the fullest extent permitted by law, Deucetek is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost rent, lost data, or business interruption. Our total liability for any claim relating to the service is limited to the amount you paid us for the service in the twelve months before the event giving rise to the claim.

12. Indemnity

You agree to indemnify and hold Deucetek harmless from claims, losses, and expenses (including reasonable legal fees) arising from your use of the service, your data, your breach of these Terms, or your violation of law or the rights of a third party — including claims brought by your tenants.

13. Termination

You may stop using Rentwire and cancel at any time. We may suspend or terminate an account for a material breach of these Terms, non-payment, or unlawful use. On termination your right to use the service ends; sections that by their nature should survive — ownership, disclaimers, liability limits, and indemnity — continue to apply.

14. Changes to these Terms

We may update these Terms as the product and the law evolve. We will revise the “Last updated” date and, for material changes, notify account holders by email or in the app before the change takes effect. Continuing to use Rentwire after that date means you accept the updated Terms.

15. Governing law and disputes

These Terms are governed by the laws of the state in which Deucetek LLC is organised, excluding its conflict-of-law rules, and the parties submit to the exclusive jurisdiction of the state and federal courts located there. Before filing a claim, we ask that you contact us so we can try to resolve the matter directly.

16. General

These Terms, together with the Privacy Policy, are the entire agreement between you and Deucetek regarding the service. If a provision is found unenforceable, the rest remains in force. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms without our consent; we may assign them to an affiliate or in connection with a merger or sale of the business.
